Allen is a build-out city executing a textbook pivot from greenfield sprawl to vertical destination development. With no remaining raw land, the city has gone all-in on the SH-121 corridor—stacking $5.4B+ in capital investment across three simultaneous mega-projects designed to import visitors, export the tax burden, and position Allen as a regional entertainment hub.
The strategy is aggressive and working. Kalahari Resorts ($950M) has incentives locked and is moving toward groundbreaking. The Farm in Allen is already delivering office, retail, and townhomes. Sloan Corners ($3B) is in vertical construction with apartments targeting 2026. Meanwhile, Allen ISD remains the anchor—consistently strong, fiscally disciplined, and actively building. For families who want established schools, corporate proximity, and "experience economy" amenities without Frisco prices, Allen is the play.
